The basics

What is a digital HELOC?

A HELOC (Home Equity Line of Credit) lets you borrow against the value you’ve already built in your home — like a credit card backed by your house. You only pay interest on what you use. And unlike a refinance, your original mortgage rate stays completely untouched.

You locked in a great rate — don't give it up.

Your home value has gone up. Your equity is waiting.

A HELOC is separate from your mortgage — your rate stays untouched.

Self-Employed? This Changes Everything.

Most lenders look at your tax returns to verify income. For self-employed borrowers and business owners, that number is often much lower than what you actually earn — because you’ve done everything right by taking legitimate deductions. Traditional lenders penalize you for it. We don’t.

We verify income digitally through a secure app that connects directly to your bank account and looks at your actual monthly deposits. What comes in is what counts — not what’s left after the government takes its share. If your business generates real cash flow, we can see it.

This is why self-employed homeowners who have been turned away elsewhere often qualify with us when they didn’t expect to. If you’ve assumed a HELOC wasn’t an option because of how your income looks on paper, fill out the form. You may be surprised.

Flexible By Design

What Can You Use It For?

Home Renovation or Addition

The #1 use of HELOC funds. Add a room, remodel the kitchen, build the deck — and potentially increase your home’s value while you’re at it.

Debt Consolidation

Replace high-interest credit card debt with lower-rate HELOC borrowing. Many homeowners save hundreds per month.

College Tuition

Fund education costs on a flexible draw schedule — borrow when you need it, repay as you go.

Investment Property Down Payment

Use your equity to fund the down payment on a rental property. Your primary home works harder so your portfolio can grow.

Emergency Fund Buffer

Create a financial safety net you only pay for when you use it. Peace of mind without a monthly payment.

Business Startup Costs

Many entrepreneurs use home equity to fund early business expenses — often at far better rates than business credit cards.

Frequently Asked Questions

Understanding HELOCs

A HELOC — Home Equity Line of Credit — is a revolving line of credit secured by your home. Think of it like a credit card backed by the equity you’ve built. You’re approved for a maximum limit, you draw from it as needed, repay it, and draw again. You only pay interest on what you actually use.

This is the most important question for most of our clients. A cash-out refinance replaces your entire existing mortgage with a brand new loan — meaning if you locked in a 3% rate in 2021, you’d give that up entirely and refinance at today’s rates. A HELOC is a completely separate product. It sits alongside your existing mortgage without touching it. Your original loan, your original rate, and your original payment all stay exactly as they are. You simply add a new line of credit on top.

No — they’re similar but different. A home equity loan gives you a lump sum upfront with fixed monthly payments, like a traditional loan. A HELOC is a revolving line of credit — you draw what you need, when you need it, repay it, and draw again. A HELOC typically gives you much more flexibility, especially if your needs are spread out over time like a multi-phase renovation.

How Much Can I Borrow?

Your available equity depends on your home’s current value, what you still owe on your mortgage, and the maximum LTV (Loan-to-Value) your lender allows. Our Digital HELOC is available in loan amounts from $25,000 to $750,000 — so whether you’re looking to fund a single renovation or unlock a significant amount of equity, there’s a wide range of options available. Fill out our form with your estimated home value and mortgage balance and we’ll calculate what you qualify for. No credit pull, no commitment.

LTV stands for Loan-to-Value ratio — it’s the percentage of your home’s value that can be borrowed against across all loans combined. Most big banks cap this at 80%, meaning if your home is worth $450,000, the most you could owe in total (your mortgage plus your HELOC) is $360,000. We can go up to 90% LTV in qualifying cases — something you almost never see from a traditional bank. On that same $450,000 home, that’s a difference of $45,000 in additional borrowing power.

You are required to draw 75% of your approved line at closing — but you do not have to spend it. Think of it this way: if you’re approved for $100,000, you’d draw $75,000 at closing, but that money sits available for you to use on your own timeline. You only pay interest on what you’ve actually used, not on the full amount sitting in the line. The remaining 25% stays available to draw whenever you need it.

Qualifying & The Process

No. Filling out our initial form does not trigger a hard credit inquiry. A hard pull only happens later — after we’ve talked through your options and you’ve decided you want to move forward. Finding out what you qualify for costs you nothing and has zero impact on your credit.

Our minimum is 600 — but even that isn’t the whole story. What really matters is the primary wage-earner’s credit score. We had a client whose co-borrower had a 498 credit score, which would typically disqualify an application immediately. But because the primary earner had a 720+ FICO and strong income, it wasn’t an issue at all. If your financial situation is a little complicated, don’t assume you won’t qualify — call us first.

Our typical timeline from application to funding is about two weeks. Our record is 4 days from submission to funded. The Digital HELOC is specifically designed to be faster than a traditional home equity product, and we work hard to move as quickly as your situation allows.

In most cases, no. We verify income digitally by connecting to your bank account through a secure app called Plaid, which works with most major banks and verifies your income based on your actual monthly deposits. No tax transcripts, no W-2s, no digging through old paperwork. This is especially powerful for self-employed borrowers and business owners — because we’re looking at what actually comes into your account, not what you report to the government after deductions. If your business generates strong cash flow, that’s what we see.

Yes — and we have a program feature specifically designed for you. See the “Self-Employed? This Changes Everything.” section above, or fill out the form and let’s talk through your situation directly.

Is This Right for Me?

You might have more than you think. If home values in your area have risen since you purchased — which they have in most of NJ, CO, PA, and FL — your equity may be significantly higher than what you originally put down. Every mortgage payment also builds equity. The only way to know for sure is to check, and that takes two minutes with zero credit impact.

Whatever makes financial sense for you. The most common uses we see: home renovations and additions, consolidating high-interest debt, college tuition, funding a down payment on an investment property, covering business startup costs, or creating an emergency fund you only pay for when you use it.

One worth highlighting: home renovations. Using a HELOC to improve your property can increase your home’s value — so in many cases you’re building equity while spending it. And if you use the funds specifically to buy, build, or substantially improve the home that secures the loan, the interest may be tax-deductible. Talk to your tax advisor about your specific situation, but this is a benefit that a personal loan or credit card simply cannot offer.

Yes, and we’ll always be honest with you about this. Because a HELOC is secured by your home, it’s important to borrow responsibly — if you were to default, your home could be at risk, just as with your primary mortgage. We don’t push anyone into a HELOC. We help you decide whether it’s genuinely the right tool for your goals, and we’ll tell you plainly if we think it isn’t.
